How do I tour an apartment and check out the community?

We’d love to show you around! For in-person tours, you can book one directly on the website, or contact our leasing office to schedule a tour. Please bring your ID to the tour.

Application and Leasing

How do I apply for an apartment?

Once you have found your desired floorplan on our website, you can submit an application via our online portal. Or just give the leasing office a call, they are happy to answer any questions you may have.

What documents do I need to provide for the application process?

To start your application, you’ll need to provide a valid ID and proof of income. These documents help us verify your eligibility and ensure a smooth leasing process.

What are the income requirements to qualify for an apartment?

To qualify, rent cannot exceed 35% of your income, and you must have a positive credit history. If your income or credit falls short, you may still be approved with additional conditions.

What is the lease term for the apartments?

Lease terms are subject to change and vary based on current availability.

Can I sublease my apartment?

Yes. We do allow subleasing. For more information, please contact the leasing office.

Is renter's insurance required?

Yes, renter’s insurance with a minimum of $100,000 liability policy is required to protect your belongings and provide peace of mind. Each applicant must be on the insurance policy. For more information, please contact our leasing team.

Does Porte offer affordable housing options?

At Porte the affordable apartments offered through the City of Chicago’s Affordable Requirements Ordinance (ARO) are reserved for households earning no more than 60% of the Area Median Income (AMI). Applicants must fall within the approved income limits based on household size and meet the building’s general leasing qualifications. Approved residents pay rent capped according to the city’s affordable housing schedule, and eligibility is typically reverified at renewal to ensure continued compliance with the 60% AMI requirement.

Move-In and Move-Out Support

Are there move-in or application fees?

Yes, Application and Admin Fees are required to apply for an apartment. The application fee is $65 per applicant and a $500 admin fee per apartment. Please contact the leasing office for move-in promotions.

Are there services to help with the move-in process?

Porte provides access to an elevator and a loading dock to assist with your move. The front desk also has some concierge carts available for check-out. Please coordinate with the leasing office to schedule your move-in.

Are there any restrictions on decorating or modifying the apartment?

You’re welcome to decorate your apartment to make it feel like home! If you plan to make any alterations beyond standard décor—such as painting, installing fixtures, or mounting items that may leave damage—please request approval beforehand. While we do not require a security deposit, residents are responsible for restoring the apartment to its original condition upon move-out.

What happens if I need to break my lease?

If you need to end your lease early, please contact the management office so we can review the available options with you. We’re here to help guide you through the process and find the best possible solution.

How much notice is required before moving out?

A 60 days’ notice is required before moving out. Be sure to submit your notice in writing to the leasing office.

What is the process for moving out?

How long does it typically take to receive the security deposit refund?

There is no security deposit required in our building.

Fees and Payments

How much is the security deposit, and when is it due?

Are utilities included in the rent?

There is a utility package that includes; Gas, water, sewage, trash, and recycling. Electricity and internet/cable are separate; residents can call Com-Ed to set up an account as well as Xfinity, AT&T, or Zentro for network providers.

Which Wi-Fi providers can I use?

Xfinity, AT&T, or Zentro.

How can I pay my rent?

You can pay your rent conveniently in our resident portal. We accept online payments via credit card, debit card, or bank transfer. You may also drop off a check to the leasing office.

Are there other fees, such as monthly amenity fees or technology fees?

No, we do not charge monthly amenity fees or technology fees.

Parking

Is parking available? Is there an additional fee for parking?

We offer covered parking in our garage. Unassigned spaces are $350 per month and designated spaces are $425 per month.

Are there any restrictions on overnight guests?

Guests may not enter after 10pm.

Are there EV Charging stations?

Yes, we have Charge Point EV charging stations. These spaces are not assigned, and there is a 3-hour limit for charging before a premium is charged. Residents are responsible for payment.

Maintenance and Requests

How do I submit maintenance requests?

Maintenance requests can be submitted to our Porte Apartments resident app at any time.

How quickly are maintenance issues addressed?

Non-emergency maintenance requests are typically addressed within 24 hours. Emergency issues, such as water leaks or electrical problems, receive immediate attention.

Pets

Do you allow pets in the apartments?

Yes, Porte is a pet-friendly community, allowing both cats and dogs. Some breed restrictions may apply, so please check with the leasing office for details. Porte welcomes up to 2 pets per home.

Is there a pet deposit or a monthly pet fee?

There is a one time pet fee, $500 for dogs and $300 for cats as well as a monthly pet fee of $30 per pet.

What is the pet policy for specific breeds or sizes?

Certain dog breeds are restricted at Porte, and size limits may apply. Please contact the leasing office to learn more about the breed and weight restrictions.

What onsite amenities do you offer to accommodate pets?

There is a pet washing station as well as an indoor play area on the first floor.

Amenities and Facilities

What amenities are available in the complex?

Porte takes up a full city block in prime West Loop. The development is made up of two separate towers and 586 total apartment homes. As a Porte Resident, you will have access to the amenities in both towers! There is a 17th-floor Sunset Lounge with expansive and unobstructed views of the East, South, and West. The 3rd-floor amenity deck is the main attraction and provides an acre of green space (largest in the city!), a heated outdoor pool, and resort-style living. Also, we have 2 fully equipped fitness centers (with real squat racks), demonstration kitchens, co-working spaces, lobbies, complimentary bike storage rooms, and door staff teams.

We are about a 5 minute walk from Restaurant Row on Randolph Street and Fulton Market, one block from two large grocery stores (Whole Foods & Mariano’s) and a Walgreens, and a few blocks from quite a few neighborhood shops, boutiques, and dive bars on Madison Street!

Are there laundry facilities in the complex?

Yes, all apartments are equipped with in-unit, full-size washer and dryer for your convenience.

Is there bike storage available on the property?

Yes, Porte offers secure complimentary bike storage onsite in both lobby areas. Your resident key fob is required to access these secured areas.

Yes, every single apartment is wired for high-speed internet set up.

How does package delivery work?

Porte has Luxer One package lockers for deliveries and a secure package room for larger items as well as items that need refrigeration.

Porte offers a range of floor plans, including studio, one-bedroom, two-bedroom, three-bedroom, as well as 2-bedroom townhome apartments.

Do you offer virtual tours of the apartments?

Are furnished apartments available?
